Answers for Arizona investors

Should my rental be insured in my LLC's name?

Usually, yes. The named insured on the policy should match the owner on title, so if your LLC owns the rental, the policy should name the LLC. You can often be listed as well, and your lender should be listed as mortgagee. A mismatch between the title and the policy can complicate a claim, so check every property after you buy in an LLC or move one into it.

Carriers have their own rules, so confirm how yours wants each owner listed.

Why a mismatch matters

Insurance follows the named insured. If the LLC owns the home but the policy names you personally, the carrier may question whether the policy covers the owner's loss, and liability claims can be harder to sort out. It's usually a quick fix at renewal or sooner, but only if someone notices.

Where it goes wrong most often

  • You moved a property into an LLC after you bought it, and the policy never changed.
  • You bought in an LLC but kept the insurance you set up in your own name.
  • You refinanced, and the new lender needed a different name on the policy.
  • Your umbrella policy lists you but not the LLC that owns the properties.

How to check

Compare the owner on the county record with the named insured on each declarations page. Our free LLC Mismatch Check does it for any Arizona address (Maricopa County right away, other counties by hand), and the free Portfolio Ledger checks every property you own. How you hold title is a legal question, so ask your attorney; the policy should match whatever you decide.

Questions investors ask

Straight answers.

Can I add myself to my LLC's landlord policy?

Often, yes. Many carriers let you list yourself along with the LLC, either as a named insured or as an additional insured. How it's done depends on the carrier.

Does my umbrella policy need to list my LLC?

If the LLC owns property, check that the umbrella covers it. Some umbrella policies cover only the people named on them, so the LLC may need to be added or covered another way.

Do I need a new policy when I move a rental into an LLC?

Not always, but the policy needs to change. At a minimum the named insured should be updated to match the new owner on title, and some carriers will issue a new policy.
